Does Charlie Sweet personally assess every property?

Yes. Charlie Sweet walks every roof personally before any scope or price is written. You will not be handed off to an estimator or a salesperson. The person who assesses your roof is the person responsible for the result.

Do you subcontract your installation crews?

Accepted Answer

No. Our core installation and repair crews are not subcontracted. Accountability runs all the way through every job.

What does the free assessment include?

Accepted Answer

Charlie Sweet walks your entire roof surface, evaluates the membrane condition, checks all seams and penetrations, assesses flashing details, and evaluates drainage. At the end of the assessment, you will know the actual condition of your roof, where any problems are, and what the honest options are. This is true whether you hire us or not.

Is there any obligation after the assessment?

No. The assessment is genuinely free with no obligation. If you want a scope and price after the assessment, we will provide one. If you decide to get other bids or not move forward, that is entirely your decision. We would rather give you an honest assessment than pressure you into a scope that is not right for your building.

How long does the assessment take?

Accepted Answer

It depends on the size and complexity of the building. A straightforward commercial flat roof might take 30 to 45 minutes. A larger or more complex property with multiple roof areas, significant equipment, or an active leak situation will take longer. Charlie will not rush it.

Why do commercial flat roof leaks come back after repair?

Accepted Answer

The most common reason is that the wrong location was repaired. Water enters the building at one point but travels along the roof deck or through the insulation before showing up as a ceiling stain. A roofer who patches the area above the stain without tracing the actual water path will often miss the real entry point. The repair holds through the dry season and fails in the next heavy rain.

Yes. This is one of the most common situations we are called into. Charlie Sweet will walk your roof and trace the water path from the visible symptom back to the actual entry point. You will receive a written assessment of what was found before any repair work begins.

How do you know if repair is the right answer versus replacement?

Accepted Answer

Repair is the right answer when the underlying system is in reasonable condition and the problem is isolated. Replacement is the honest answer when the system is at or near end of life, when repeated repairs have failed, or when the cost of ongoing repairs will exceed the cost of replacement over the next few years. Charlie will tell you which situation you are in and why.

What is the difference between TPO and EPDM?

Modified bitumen is a multi-ply reinforced system that provides redundant waterproofing layers and high puncture resistance. It is the direct upgrade from traditional built-up roofing and is well-suited for commercial roofs with significant foot traffic, rooftop equipment, or buildings transitioning from older BUR systems.

TPO and EPDM systems installed to manufacturer specifications and maintained with regular inspections commonly reach or exceed 25 years. Modified bitumen systems in appropriate applications can perform similarly. The actual service life depends heavily on installation quality, maintenance history, and local climate conditions.

Why do I need a maintenance plan if my roof is new?
